Prices start at €400/month for properties under construction, and €70,000 for existing apartments. All properties are located just a stone’s throw from Brazil’s most beautiful beaches.

How did this idea come about?

We are Nieilly and Jason, a Belgian-Brazilian couple, and we bought our flat in December 2020 for €50,000, all expenses included.

Today, we can sell it for €95,000.

If we had bought it when it was being built, we would have paid only €30,000 for it.

Our story

Faced with the enthusiasm of so many people who wanted to make the same investment, and after trying to reconcile our two worlds, we finally came up with the idea of launching Alagoas.

Once we've selected the property that's right for you, we take care of all the administrative and legal formalities, including checking the contracts of sale, legalising the property with the notaries, and all the way through to signing the deed of sale.

For anyone with €400/month + the down payment, or €70,000. 
Brazilian citizenship is not required.


Is it complicated to buy and rent in Brazil?

With the right assistance, not at all. You don't have to travel to Brazil to visit/buy; it can all be done remotely. You can also transfer money from your bank in Europe without any problem.

We offer a range of services, from property purchase to sale, including furnishing and rental management.

Buying a property under construction

The most interesting option. A property bought at the start of construction in Alagoas is typically resold for 1.5 times its price by the end of construction. Some properties even sell for double the price upon delivery.

✅ These new developments often offer modern equipment and attractive facilities, while reducing initial maintenance costs.

Although you won't receive any rental income during construction, the high demand for new flats in Alagoas' most popular tourist locations more than makes up for this.

👉 For this service, we charge a commission of 7% of the purchase price of the flat, covering, among other things, the search, visits, verification of contracts, legalisation of the property, and the 21% Belgian VAT.

Buying an existing property

This option allows you to generate rental income or own a second home in Brazil directly.

✅ Depending on your budget, flats can sometimes be more than ten years old, but as we only offer secure tourist areas, they are very cost-effective to rent and perfect for your own use.

Their value increases every month thanks to the continued growth of the Alagoas region, allowing you to make a significant capital gain on resale.

👉 Our commission remains at 7% of the value of the property

Annual rental

If you choose to rent out your flat, the annual option guarantees you a stable income with less logistical effort. Secure tourist areas offer an ideal setting for attracting tenants looking for a permanent residence.

👉 We charge 15% of the monthly rent, with the first month free. This service includes finding tenants, drawing up contracts, communicating with the tenant, solving problems in the flat, collecting rent and indexing rent, as well as reminders in the event of late payment.

Short-term rental

If you choose to rent out your flat, the short-term option (Airbnb, Booking, etc.) allows you to earn a higher income. You can also enjoy your apartment outside the rental periods.

👉 We charge 30% of monthly revenue, with the first month free. This service includes creating and placing ads online, selecting travellers, communicating with travellers, resolving any problems, updating rates, maintaining the property and paying bills.

Furnishing

This option is ideal for those who want a turnkey solution for their flat. It includes the search for furniture, electrical installations, utensils, etc., as well as the organisation of painting, installation of furniture, air conditioning, shower, etc., communication with the various parties, and the 21% Belgian VAT.

Sale of the property

This service includes finding potential buyers, highlighting the advantages of your property, assisting you throughout the transaction, from negotiation to signing the deed of sale, and managing the Brazilian administrative process.

👉 We charge a commission of 3% of the sale price, which includes the 21% Belgian VAT.
