It is important to note that during the temporary visa period, the value of your real estate investments in Brazil must not be less than 700,000 reais. In other words, you cannot sell your properties, as doing so would result in the loss of the temporary visa and the right to apply for a permanent visa.
To maintain the visa, you must stay in Brazil for at least 14 days every 2 years.
Do I have to invest the entire amount at once?
No, you can invest multiple times to reach the permanent visa threshold of 700,000 reais, and there is no time limit for these investments. However, the visa considers the original purchase price, not the property's current value, which means that if you buy an apartment for 450,000 BRL and two years later it's worth 550,000, the amount considered invested for the visa remains 450,000 BRL.
